An abundant agricultural area, crops include grapes, asparagus, cherries, walnuts, almonds, corn, wheat and much more. There are an estimated 783,000-plus acres in production on some 4,000 farms. Recreationally speaking, this is water country, as the Valley is riddled with rivers and sloughs that make it a waterman's paradise. About an hour from San Francisco, this area prides itself on its laid-back attitude and natural amenities.
  3. Modesto, California +21.4%
        If you need another reason to move to California, try a home appreciation rate that's three times higher than the national average. Modesto, California ÷ unfortunately in the news because the Condit affair ÷ has one of the fastest-growing and highest home appreciation rates, a fairly high job growth rate and is just an hour's drive away from the capital city of Sacramento. Just 30 miles from the smog, traffic and high crime of San Francisco, this metropolitan area of central California has a growing home appreciation rate coupled with a high future job growth rate (about 26%).
