Bad Credit Loan Information for California Mortgage Home Loans and Refinances

By mortgagecreditproblems.com

What's better than buying a home and watching it double or triple in value within the first few years? Probably buying that home in a city where there are other perks: good quality of life, low crime and nice weather, to name a few. According to the Office of Federal Housing Enterprise Oversight (OFHEO), the following areas are the fastest growing in the nation, based on home price appreciation.

  1. Stockton-Lodi, California +23.5%
Located in the heart of California's San Joaquin Valley, the Stockton-Lodi area is betwixt the Sierra Nevada Mountains to the east and the San Francisco Bay Area to the west. An abundant agricultural area, crops include grapes, asparagus, cherries, walnuts, almonds, corn, wheat and much more. There are an estimated 783,000-plus acres in production on some 4,000 farms. Recreationally speaking, this is water country, as the Valley is riddled with rivers and sloughs that make it a waterman's paradise. About an hour from San Francisco, this area prides itself on its laid-back attitude and natural amenities.
  2.
  3. Modesto, California +21.4%
If you need another reason to move to California, try a home appreciation rate that's three times higher than the national average. Modesto, California ÷ unfortunately in the news because the Condit affair ÷ has one of the fastest-growing and highest home appreciation rates, a fairly high job growth rate and is just an hour's drive away from the capital city of Sacramento. As part of California's central valley, Modesto (Spanish for "modesty") is tagged as the city of "water, wealth, contentment and health." So much for modesty.
  4.
  5. Salinas, California +21.2%
Once a quaint farm town by the sea calling itself the "Salad Bowl of the World," Salinas remains an agricultural capital. Rising home values, however, are most likely due to an influx of high-tech refugees from Silicon Valley to the north, where home prices have shot beyond the means of many potential homebuyers. One Valley worker who settled in Salinas told a local newspaper: "I kept driving south until I could find prices I could afford."
  6.
  7. Santa Rosa, California +18.3%
Technology is certainly a driving force behind higher home prices in Santa Rosa ÷ it's within driving distance of the employment hubs of San Francisco and Silicon Valley ÷ but so is fine living. This small city in the heart of California wine country is known for its nearby vineyards, fine restaurants, abundant natural beauty and recreational opportunities. Home values have been climbing steadily in tandem with its growing popularity.
  8.
  9. Vallejo-Fairfield-Napa, California +17.4%
You could be drunk with happiness if you traveled to Vallejo-Fairfield-Napa, California, home to some of the most beautiful wine vineyards in the country. Just 30 miles from the smog, traffic and high crime of San Francisco, this metropolitan area of central California has a growing home appreciation rate coupled with a high future job growth rate (about 26%).

Figures reflect home price appreciation in the year ending in the second quarter of 2001.
